I am appreciating staff’s recommended modifications. I think my concern with every amendment we’ve seen come out since September 11th when we voted on the family zoning plan is that they present potential roadblocks and deterrents to achieving the goals of the family zoning plan.”

I think from a practical standpoint and from a sustainability perspective, I would lean towards that as a compromise in this situation. I think it’s a bit of a win-win. It keeps a family here in the city. It provides them a home that works for them. But upon sale, it gets us back the units that we’re looking for.”

I just have to go on record again. SB 79 is not an option for San Francisco.”

I’ve worked in this building on and off since ‘97. It used to be a very vibrant building, but San Francisco was just generally vibrant all the time anyway. To see Hills Plaza go from what it was to— it’s still a beautiful, beautiful building, but it doesn’t have the activation it once had.”

I will conclude with my own thought process here is that this project really do comply with our new family zoning plan and our new design guideline, the design standards, and it does comply with the setback that is required, and I’ve seen it’s pretty clear, 20— actually, 27 feet.”

It could be better, but having blight on the street, personally, I don’t feel safe. And that’s simple as that. And recently, I do recognize that AutoZone or the— actually, the Walgreens site has started to have encampment on the lot.”

I mean, I think this is quite a fascinating project because I think when the family zoning plan came about, I think there was some question, I think, from housing advocates about whether I think there were some questions about whether the family zoning plan was so restrictive that developers would just choose to keep using the state density bonus.”
“Voice identified” counts the meetings where we could attribute a member’s voice. A meeting missing there means we couldn’t attribute it, not that they were absent.
